The best outdoor spaces are usually more than one thing. A screened porch off the kitchen where you eat, open deck beyond it where the sun is, a few broad steps down to a bluestone terrace for the grill. We have built waterside decks that run the length of a house, upper balconies reached by an outside stair, pergolas over paver patios and screened rooms tucked under a matching gable.

The Half of the Job You Never See
A deck is a structure, and almost everything that goes wrong with one goes wrong underneath it. Footings dug below the frost line and sized for the load. A ledger lagged and flashed so water runs out of the wall instead of into the band joist. Hangers and hardware rated for treated lumber. A load path that actually gets weight to the ground. It is not the part anyone photographs, but it is the part that decides whether you are still happy with the deck in fifteen years.
Built for Shore Weather
Salt air, full afternoon sun and wind off open water are hard on an exterior. We talk material through with you rather than defaulting: pressure-treated framing underneath, then composite, PVC or a hardwood deck surface depending on how much maintenance you want to sign up for, vinyl or painted rail, and fasteners chosen so they are not the first thing to fail. Low-maintenance is usually the right answer within sight of the water.
A Porch You'll Still Use in October
An open deck is a summer room. Screen it and you get spring and autumn and evenings without mosquitoes; roof it and you get rain. Which one is right depends on how you actually spend time outside — so it is worth deciding before the framing goes up rather than after. Either way the roof pitch, column spacing and trim get drawn off the existing house, and fans, lighting and outlets get planned in while the ceiling is still open.

We have been building decks and porches around Easton for over 30 years, and pulling the permits and booking the inspections is part of the job. Waterfront lots bring their own setback and permitting questions, and we would far rather raise those at the drawing stage than have them turn up at an inspection.

Roof pitch, column spacing, rail height and trim taken off the existing elevation, so the porch reads as original rather than as something bolted on the back.
Permits & Inspections
Decks are structural, which means drawings, permits and county inspections. We handle the filing and the scheduling; you do not chase anybody.
Footings, Flashing, Load Path
Proper depth, a flashed ledger and rated hardware. The parts that never show up in a photograph are the parts that decide how the deck ages.
Materials for Salt Air
Treated framing, low-maintenance decking and rail, and fasteners specified for the exposure — the difference between annual upkeep and a hose-down.
Decks Over Living Space
A balcony above a room is a roof as well as a deck. Slope, drainage and waterproofing get designed in, because a leak here shows up on someone's ceiling.
